How does the Project Reality updater work?
Is it a direct download, torrent? Is it custom written, a premade open source solution? I'm looking into building our own updater for community maps and mods, and we were hoping to figure out how Project Reality did theirs so we can learn how to possibly do ours.

It is direct download. Communities provide update mirrors.
Not exactly sure how the patch files work, you ll have to wait for AM for that. Basic thing is it takes two revisions in SVN and creates patch files out of the difference. Then the updater applies those.
The updater and launcher code is not open source and will not be made public (the launcher at least).
